1) Decide What You Need
I will work with you to help you define what your needs and wants are. This is what I call your ‘Wish List’. This list should include the area that you’re interested in, the school district, size and age of home, and other considerations that you may have.
2) Get Pre Approved
Once your loan qualifications are determined with your lender, you need gather your financial information and get the lender’s pre-approval so you can begin your home search.
3) Start Searching for Homes
Next, with the home search features on DianeZegar.com, along with other research, I will create a list of possible homes for you to choose from. Also, any homes that you find from your own home search will be included. I will show you the properties that best fit your search criteria.
4) Making an Offer on a Home
Once you find the home that you’d like to buy, we will work together to submit a fair offer. I research pricing by using the most recent comparable sales in the area to assess the home's market value.
5) The Negotiations Begin
Once the terms on the contract are decided, including closing date, price and other variables. I present the offer to the listing agent, and the negotiation process begins.
6) The Home Review
After the contract is agreed upon by you and the seller, we get focused on the standard contingencies, including home inspection, appraisal and your mortgage commitment. The attorneys usually get involved at this point.
7) Final Walk-Through
Before we go to the closing, a final walk-through of the home is done. Here is where we confirm repairs that were agreed upon during inspection.
8) The Closing
Closings usually take place at a title company or in my Coldwell Banker’s office. Once the documents have been signed and the funds are in escrow, the home is conveyed to you and you become a home owner!
